- Features of BIM-systems
The main advantages of using BIM at the design stage:
— planning the placement of distributed social infrastructure in the development area, taking into account the existing infrastructure of the adjacent territories;
— design of engineering and energy networks of the construction area, taking into account the terrain and soil characteristics;
— planning of the transport network in the construction area, the main and auxiliary routes of vehicles, analysis of changes in the transport situation of the area;
— determination and optimization of the required number of equipment, forces and means for the implementation of construction work;
— determination of the closest suppliers of construction and finishing materials, specialized organizations providing engineering and other services necessary during the construction process;
— calculation of the most suitable delivery routes for building materials in order to reduce the time and minimize the cost of delivery.
At the construction stage, using BIM, you can monitor the actual condition of construction projects, control the expenditure of funds and budget execution, as well as receive management information in real time. BIM allows you to integrate the building information model and work schedule
During operation, BIM can perform the following functions:
— management of operational documentation;
— accounting of equipment and warranty;
— control of resource consumption (water / electricity / heat-cold);
— operation of engineering and information infrastructure;
— Integration with the BMS-system of the object.
In the field of real estate management, BIM provides:
— the maximum possible income from the commercial use of real estate;
— escorting the rental business, renting out premises, interacting with supervisory authorities, maintaining public utility contracts, guarding the property;
— marketing and consulting of a property, financial management;
— maintenance and operation of buildings and all engineering systems, scheduled and scheduled work (Fig. 5);
— minor repairs of decoration elements and structural elements of buildings;
— providing the facility with all regulatory documentation;
— assessment of management effectiveness, inventory and technical audit of engineering systems and equipment;
— preparation of the annual budget for the operation of the property;
— development of a concept for the development of an object, an operation management plan;
— conducting a survey of engineering systems with the issuance of recommendations for the operation of the building, repair, replacement or modernization;
— Maintenance of utility contracts.
